MISSION

Claremont University Consortium is a service company that is a national leader in providing academic and business services. The Real Estate and Housing Department is a full-service real estate office, which serves the Claremont Colleges and their related communities, by always adhering to, advancing and promoting the Claremont University Consortium's Values.
 

VALUES

CUSTOMERS

Primary: The Claremont Colleges, Faculty, Staff and Students

Secondary: Local Landlords, Public Visitors/Neighbors and Donors

 

PROCESSES

Real Property - Participate in CUC and The Claremont Colleges real property needs, serving the requests and decisions of those committees and staff who need assistance to maintain, develop, advance research and/or acquire real property.

Off Campus Property - Inspecting, evaluating and appraising properties; creating marketing strategies; negotiating sales; initiating and monitoring escrow and title procedures; preparing or reviewing all property transaction documentation.  Interacting with Development Offices and donors on gifts of real property.

Rental Property -  Negotiating and processing residential and commercial leases; processing rents, deposits and refunds; evaluating and recommending property repairs and improvements; mediating tenant complaints and disputes.

Graduate Housing -  Day to day operations and management of CGU on campus apartments.

Housing Referral Service -  Provide resources for faculty, staff and students looking for off-campus housing. This includes advertising for off-campus landlords and making ads available to faculty, staff and students of The Claremont Colleges, maintaining local apartment lists, and providing general information on the rental process.

Real Property Taxes - Reviewing Assessor's bills and insuring payment is made prior to due date; securing exemptions for educational properties; appealing adverse rulings; evaluating assessments.

Trust Deed Loans -  Originating, funding and servicing loans; processing foreclosures; reporting loan activity.
